It has been well documented that purchasing or selling a home can be one of the most stressful and financially challenging experiences.  At Shupack & Hardy, we strive to alleviate this stress by creating a clear line of communication with our clients on all aspects of the transaction, thereby turning the stress into excitement. Transactions within New York City can be particularly agonizing, as the process not only involves the general aspects of buying or selling a home, but also includes other items, such as due diligence on a condominium or cooperative building.  The diligence includes a clear review of the building financials, board minutes, rules, regulations and by-laws. Prior to having out clients enter into a Contract, we conduct a thorough review of the building and the specifications thereof.  The process usually includes meeting with the managing agent of a particular building to gather as much information as possible.  It is with this knowledge that a purchaser can effectively and intelligently enter into a contract.

Over the past several years, we have closed thousands of transactions, each of which can be unique to each other. Through our hard work and expertise, we have been specifically chosen by several large real estate brokerage firms to represent purchasers of new construction condominiums, cooperatvies and other homes.  Often, the costs of purchasing a new construction home can be considerably higher than the average resale.  We detail each and every aspect of the closing cost prospective for our clients, so there is no surprise at the closing.  Additionally, our firm specializes in closing I.R.C. Section 1031 Exchange transactions, a very useful vehicle for investors who are buying and selling investment properties.

There is no better feeling than seeing a happy client at the end of the real estate transaction process.  Although it is sometimes a challenge to reach the closing table, it is our primary goal that our clients reach and come out of the closing process happy, with the feeling that they have been well counseled throughout the entire process.
